What's the connection with our company?

Simple. The directors own half of a villa (ie a large villa split into two entirely separate dwellings) and regrettably are being forced to sell due to one of the director's increased disability. The property is in Central Umbria and has absolutely incredible views over a valley with mountains and a National Park away to the right and Monte Subasio and Assisi away to the left. All this from your own private terraces - yes, there are three of them.

The house is about 350m2 in floor area on four floors with massive rooms, tiled as only the Italians can do (very easy to keep clean). The living room is about 40m2 with a 3m high ceiling. There are two master bedrooms with possibilities for another downstairs (currently used as an office) and another smaller one on the top floor. There are two bathrooms.

Outside, you have a 'cantina' - a massive cellar accessed from the courtyard - and then over 4,000 m2 of land covered with olive trees and with a few peach trees, plum trees, greengages and fig trees thrown in for good measure.

The house is at the top of a 600m high hill and has spectacular views of everywhere without itself being overlooked. The nearest village has all main facilities and is a most attractive medieval-walled fortress built at the time of the 'disputes' between the various factions of the catholic church.

We came here to retire with a hope that the climate and the environment would improve the health of one of the directors. Unfortunately, and nothing to do with Italy, it has worsened and we must look for more suitable accommodation. As a result, there is still work, mainly cosmetic, to be done on the property - it would benefit from double-glazing, new bathroom fittings and decorating (not things that would tax most able-bodied people).

The property has more than doubled in value in 12 months and we are kicking ourselves at having to sell an excellent investment but needs must and there's an end to it. The rising property prices in Italy look set to increase, particularly as Umbria gets discovered as Tuscany was a few years ago. At the time of writing, even totally derelict buildings are selling for up to €200,000.
